Risk of Roof Collapse due to Strut Failure
This is a really great example of why you should always have a professional building inspection completed before signing on the dotted line. This oblivious buyer could have been up for thousands of dollars in roofing repair costs after settlement if this split roof strut gave way. Roof loads are transferred by the use of purlins and struts and if a strut was to fail it could cause the roof to sag or even collapse.
Luckily, this was picked up by the Total Home Inspections team during a property inspection in Perth. Roof repair estimates and recommendations were provided to the buyer which enabled them to get a more favorable settlement price.
